My Home isn’t Selling – Why?

For many people, putting a home on the market can be a nailbiting time. When the property markets in the UK were more buoyant sellers had a far better chance of achieving a quick sale and getting the price they were looking for, but in a buyer’s market it can be difficult achieving that fast home sale – whether in Northampton or anywhere else in the country. However, if you’re having trouble selling your home for cash it might not be all down to the market and there could be issues that you can fix yourself.

Have your priced your property correctly? It’s difficult to be objective about the value of a home when you have emotional ties to it but if you have overpriced your house this will be the main barrier to getting it sold. Avoiding trying to test the market with an overblown price and instead look at similar properties and the price they have achieved – adjust the price for differences in square footage, location, interiors, local amenities and layout.

Have you provided enough photographic evidence? Buying a house is not like taking a risk on a pair of shoes and so it’s essential to give potential buyers plenty of good quality photographic evidence as to how much of a great prospect your home is when you list it. Pay attention to the details when you’re taking photos – close the toilet lid, set the dining table, straighten the curtains and make sure you don’t get the dog in the pictures. Opt for wide angles with lots of light and be sure to include pictures of anything you feel is a particular selling point. You must include an image of the kitchen and at least one bedroom – the master bedroom is best.

Is your home in bad condition? Whilst we all know that superficial damage to a home is easily remedied after a sale, in the current market where buyers have plenty of choice, even the small things can make a big difference to achieving that sale. Carrying out small repairs, such as replacing grouting in the bathrooms, installing a new kitchen sink, clearing guttering, applying a new coat of paint (neutral colours…), steam cleaning the carpets and removing all the junk can leave buyers free to focus on where they would put their furniture, rather than worrying about all the updates they would have to do if they bought the place.

Are you using the right agent? If your agent simply isn’t working hard enough to sell your home then this might be a very good reason why it’s still on the market. You are looking for an agent with a good track record in the type of property you’re selling, as well as the type of sale that you want to make.
