Sell your House Faster with these Home Improvements

If you’re looking to drive a fast home sale, whether in Northampton, Milton Keynes or any other part of the country, then carrying out improvements to your property can make a real difference. However, be wary of where you invest your pennies in terms of home improvements as not everything will add to the value, or help you sell your home faster for cash. Below are a few ideas on where to focus your resources to get the most benefit.

Boilers and central heating systems are about as far from the glamour of an infinity pool or a Jacuzzi bath as you can get, but will add significantly more value to your property than most of the more showy improvements you can make. You can spend up to £3,000 installing a new central heating system but this could add another £5,000 to the amount you can sell the property for, so the improvement really is worth it. A new boiler might seem like an unnecessary extravagance but it will give the impression of an up to date heating system and well cared for plumbing.

Roof improvements are not really that visible to the naked eye but they will help your property get past the hurdle of the surveyor, which is something many a seller falls down on. Look for improvements you can make to gutters, pipes, tiles and chimneys, whether it is clearing debris or carrying out repairs to cracks and chips.

Electrical systems can be an absolute nightmare for new buyers, as repairing and renewing electrical wiring usually means ripping out and replacing everything and then repainting most of the property, which is very expensive. This kind of cost can really put a purchaser off, so carrying out repairs or re-wiring before putting the house on the market is a great idea – remember to leave any repainting until after this has been done.

The added extras may not be essential to preparing to sell a home for cash, but they can sometimes seal the deal whether there is an undecided purchaser. Consider adding double-glazing to windows, installing features such as skylights or sliding doors and redesigning the garden to make it more attractive of family friendly. If you want to add some height to your rooms then the trick recommended by the experts is to install floor to ceiling doors, which make the rooms look higher.
